Residential - Ancrum Bank, Dalkeith

Extension and Alterations to a Detached Modern Home

This house occupies a generous garden plot surrounded by mature trees.

Over the years, the property had been extended twice, yet the kitchen and living spaces remained undersized and out of proportion with the overall accommodation.

Our proposal reconfigures and enlarges the living areas by creating a contemporary open-plan kitchen, dining, and sitting room to the rear of the house. The new family space is fully glazed to ceiling height, offering expansive views across the garden.

The entire rear elevation was opened up with the support of a new concealed structural ‘goalpost’ frame, integrated within the depth of the ceiling. A roof window introduces daylight deep into the plan, while additional openings to the rear and side elevations bring light and visual connection throughout the interior.

Externally, a new patio area was created by excavating the earth embankments that previously enclosed the rear of the house. Lowering the ground levels has significantly improved views from the interior and enhanced accessibility to high-quality outdoor space.
